Commercial buildings, not houses
This practice works on commercial and industrial roofs across greater Los Angeles, the San Fernando Valley, and Santa Clarita. The buildings are warehouses, distribution centers, multifamily and HOA properties, retail, office, and light industrial. Houses and shingle replacements are not what we do.
The work splits into five scopes: repair, coatings, restoration, new system installation, and inspection with certification. Most buildings need exactly one of them at any given time. Telling you which one is most of the value.
How a job runs
It starts with a walk. We look at the membrane, the seams, the flashings, the penetrations, and the drains, and we take cores or run a moisture survey where the surface hides the answer. Nothing gets recommended before that.
Then you get a written scope with photos, ranked by urgency, in language ownership can read. Urgent leaks are separated from work that can wait for the next budget cycle. You approve the scope before any crew shows up.
The work follows the scope, and occupied buildings get closed up watertight at the end of each day. When it is finished, photos and a short closeout note go into the property file. Anything still open stays listed rather than quietly dropped.
Licensing, insurance, and warranties
The licensed contractor of record is {{CONTRACTOR_OF_RECORD}}. License numbers, insurance limits, and warranty terms come with the proposal, not as a badge on a page. Ask for all of them and check them before you sign anything, here or anywhere else.
Product numbers come from the source. Coating service life is taken from the manufacturer data sheet, and energy code requirements are checked against the current code for your building.
